Home Inspections

Home inspections have been around probably as long as houses.  People would often ask someone they knew, such as a friend, parent, This an improper, dangerous venting of gases.or sometimes a builder, to pass judgment on the property they were buying or planning to sell. 

 

All too often, that judgment was based on scanty observation, little understanding of what was important, or someone respected for qualities apart from the building trades.  These were simpler times, using simple construction techniques for the most part, and evaluations rendered were predictably simple.  This is an unsafe (and illegal) water heater installation.

 

That was then and this is now.  Times have changed and subsequently so have home inspections.  Fundamentally, the primary purpose of a home inspection is to inform the customer of any major deficiencies in the condition of the property, systems, integral or influencing peripheral parts of the property.  We also believe it is equally important to include in our reports the “good points” of a home.  We know that an educated customer is more likely to make a wise decision. That customer would be misguided if we only focused on the concerns or problems with a home.  Reporting both the good and bad things of home is paramount in the decision making process.

Pre-purchase Inspection

 

A pre-purchase inspection can be performed to determine whether proceeding with the purchase of an existing home is prudent.  Home purchase contracts typically contain a provision for a home inspection and certain stipulations concerning the condition of the various home systems and components.  Our thorough inspection will give you the security and peace of mind you need.

New Home Inspection

 

New home inspections are just as important as an inspection of an existing older property.  Significant structural deficiencies and safety concerns, along with many less significant but important and potentially costly deficiencies, are often encountered during new home inspections.

 

Inspections should take place after an occupancy permit has been issued and electrical power, water supply, gas supply, etc., and equipment is activated, but before the closing so that any deficiencies can be brought to the attention of the builder and remedied prior to transfer of the property.  Click here to see just a partial list of the items we inspect on new homes.

1-Year Warranty Inspection

 

Often homebuilders warranty a house for a period of one year.  Therefore it is prudent to have a complete home inspection performed shortly before the warranty expires so that covered defects and deficiencies can be brought to the attention of the builder for remedy, rather than be a future expense for the homeowner.  Click here to see a partial list of the warranty items we inspect.
