Not All Sign Installations Are The Same

A quality sign installation begins with the best materials and high quality fabrication, followed up with easy order entry, rapid and automatic service notifications, on-line inventory and order history at your fingertips—capped off with excellent and courteous service for you and your client.

If you are reading this, you probably have seen sub-par “For Sale” sign installations that make the property look neglected, stale, and unkempt. You probably have not thought about how it got that way—but only that it looks bad.

We believe that a tall, fresh looking, high-quality “For Sale” sign projects the professional image that real estates agents strive to embody, and that sellers expect from their real estate professional’s marketing efforts.

To help you understand how Top To Bottom’s Real Estate Sign Services are different, look at how we address the most common problems that arise—things you never thought about, but you just know when you see them.

As always, if you have any questions, we’d love to talk with you. Feel welcome to contact our team at 301-938-9100.

Problem:  Leaning posts…  From what we see every day, this is the #1 problem. Fortunately, it is the easiest to solve—if you work at it.

Top To Bottom Solution:  Our installers use a predefined template for our posts. Using solid, heavy duty, top-of-the-line quality 4”x4” material is a must-do in order to ensure against these leaning posts. If you take a closer look at the picture, notice the bottom of the post does not seem to be dug in quite deep enough. If the installer checks their work to make sure the hole is the proper depth, the sign will have more bottom foundation and stability to stand up to adverse weather conditions and avoid leaning.

Problem: Metal posts… Installers like them because they are lightweight. Unfortunately, they are shorter, and typically are not as impressive. Generally, they look good at first, but they require a lot of field maintenance to preserve their appearance. Over time, they lose parts, fall over (they are very light), or get bent.

Top To Bottom Solution:  A solid, tall, freshly painted heavy duty wood post stays in place, doesn’t get bent, and won’t need maintenance for the duration of it’s duty at your listing.

Problem:  Warped wooden posts… Ah, the installer tries to save money by using 2x4 material, but invariably, the post arm warps, bends, or twists. Over time, the post looks forlorn and neglected, making the property look like it has been listed for years.

Top To Bottom Solution:  Using solid, heavy duty, first quality 4”x4” material is an essential detail that is standard operating procedure at Top To Bottom.  Note: For your particularly prestigious listings where an extra level of differentiation is desired, we can provide special 6”x6” posts, dual post sign installations, and posts featuring custom ornamentation and carpentry. Contact us for special pricing and photo examples.

Problem:  Shallow installations… The installer tries to save time by not digging the post hole deep enough, just “good enough”.  Invariably, the result is an installation that ends up leaning over, and a post that looks like it was hurriedly done.

Top To Bottom Solution:   Our installers are equipped with the proper tools for the job, and the time budget to get it done properly. They can deal with frozen earth, hard clay soil, even rocky conditions.

Problem:  Unimpressive signage… This agent has installed a $20 “stick-it-in-the-ground”  sign in front of a $600,000 listing.  We suspect that the sellers didn’t think to ask specifically how the property would be marketed.  Not very impressive or eye catching.

Top To Bottom Solution:  A tall, bright, freshly painted post looks good, draws the attention you want, and tells the seller that you are proud of earning their listing.  That we can provide a post in any freshly painted color of your choice. Our most popular colors are white, yellow, grey, brown, and red.

Problem:  Lost panel… This agent probably forgot where this panel ended up. It looks like it has been there a while, and it’s probably going to stay here until the new folks move in—if the new folks don’t throw it away first.

Top To Bottom Solution:  We provide free on-line tracking for all of your signs using our unique SignTraker® system.  For signs waiting to be used at your listings, we provide free warehousing and safekeeping.  And to keep you informed, we provide free automatic email notifications when your sign installation and sign removal orders are completed. You will know where all of your material is, all of the time—and you can forget about losing money because your sign company didn’t pick up your panels.

Problem:  Wind and storm damage… This is actually two problems: the first is, “Why is this damaged?”, and the second is, “How does this get fixed?”  The “why” part is that wind, storms, and even snow plows can be formidable opponents to even highest quality installation, and sometimes panels can become torn away.

Top To Bottom Solution:   Naturally, the listing agent (and seller!) would like this rectified as soon as possible.  The “how” is that Top To Bottom offers a free one-time service call back to refit damaged signs. Every one of our posts is stenciled with our phone number, and each panel is provided with a small bar coded inventory tag, so even the seller (if they’re motivated!) can contact us directly. We respond to your customer with the highest degree of courtesy and promptness.

Problem:  Low-tech sign hooks… This is a classic problem waiting to come to fruition. To save time and money (for them), this installer uses open-ended “S” hooks. Because they make it easy to hook up the sign, they also make it exceptionally easy to for the sign to come un-hooked and blow off.

Top To Bottom Solution:  Because we offer a free one-time service call back, we’d like to make sure you don’t have use it—so we use a latching, locking hook that makes it virtually impossible for your valuable panel to blow off, get damaged, or look untended.
