Top To Bottom Services provides a wide range of Commercial Inspection Services, tailored to our clients needs. Commercial property inspection is a separate and unique type of inspection suitable for commercial property investors and lessees.
It is important when purchasing or leasing a commercial property that our clients receive the evaluation services needed to make an informed choice regarding the condition of a potential commercial site. We have performed commercial property inspections for commercial condo units as small as 800 square feet and as large as 20,000 square feet (per individual unit).
The basis for all of our commercial inspections is the American Society for Testing Materials (ASTM) guide to Commercial Property Condition Assessment, or PCA for short. The purpose of a PCA is to provide an owner or potential buyer with important information regarding the current condition of the building(s) and building systems present by performing a walk-through survey of a commercial property.
Top To Bottom Service has cultivated relationships with high quality commercial contractors to allow us to provide more in-depth evaluation if a client should desire. For instance, consultation with a structural engineer, evaluation of elevator systems, commercial roofing and maintenance cost projection, commercial HVAC system component breakdown, repair, and maintenance cost projections, compliance with the Americans with Disabilities Act, commercial food preparation equipment, lead paint testing, asbestos testing, Phase l site survey, and many other specialty systems and inspections can be arranged in conjunction with a Property Condition Assessment.
In order to provide clients with timely results and to reduce the impact on existing tenant occupancy, we will schedule up to 4 qualified inspectors for a single site survey.

Process equipment housed within commercial properties is not assessed, however, with sufficient advanced notice we will assist the client in locating appropriate specialists to evaluate process equipment.
Each commercial property is unique, and the needs of each of our commercial property clients has been unique, therefore we tailor our services to meet the needs of each individual transaction and circumstance.
Before scheduling, our client receives a detailed contract outlining the scope of evaluation, specialized inspections, components and systems covered, and a firm price quote for those services. Upon client approval of the inspection proposal, we will schedule all required services with sensitivity to transaction time limitations, owner/tenant occupancy, and client availability. A color report including photos, descriptions, conditions, and recommendations is provided for the sole use of our client. As with all inspections performed by Top To Bottom Services, free lifetime phone and email consultation is included with every inspection.
